Four steps. That's the whole thing.

We pick the homes most likely to sell. We show your ad to those homeowners. We run it every day. We send you a real report. The longer version is below, but the short version is the whole story.

Step 01

We pick the homes most likely to sell.

You tell us the neighborhood you want to win. We look at every home in it. We figure out which ones are most likely to sell in the next year, based on things like how long the current owner has been there, how much equity they have, recent sales of similar homes nearby, and whether the home is owner-occupied or owned by someone living somewhere else.

We pick 50 to 200 homes. You see the full list before we start, owner name, address, last sale price. If a home doesn't belong on the list, you tell us and we take it off.

Example: in one of our live campaigns, the neighborhood has about 600 homes. We picked 54 of them. Average value: $832,000. One in five is owned by someone who lives somewhere else, those owners get the ad sent to both addresses.

If the home is in one neighborhood but the owner lives in another city or state, we show your ad at both addresses. The home gets covered. The owner gets reached. One household, two screens.

Step 02

We show your ad to those owners.

Online. On the websites they already visit, news sites, weather, sports, real estate, the open internet. Wherever they're already spending time, your ad shows up.

Some of these owners live in the home. Others rent it out or hold it as a second property and live somewhere else. We figure out the difference and target both addresses when they're different. One in three luxury homes has an out-of-state owner. Missing them is missing the seller.

Step 03

Every day. No breaks.

Your ad runs daily for the whole campaign. Weekends, holidays, all the way through. About 900 owners see it per day in a typical neighborhood, enough to stay top of mind, not so much that it gets annoying.

No "we'll restart Monday." No "the system needs a break." One current client's campaign just hit 73 days straight without a single off day, and it's still going.
